Why work with me?

Real estate is my full-time work, not something I do on the side. When you call, you get me — not an assistant, and not handed off to someone else halfway through.

I lead with information. Before you price a home or make an offer, you'll see the comparable sales I'm working from and why I read them the way I do. The decision is yours; my job is to make sure it's an informed one.

Which neighborhoods and areas do you know best?

I work all over Lubbock, but a few areas I know street by street:

Rush — my own neighborhood, so I know what sells here and what sits.

Tech Terrace — the older homes near Texas Tech, where condition and character drive value more than square footage does.

Melonie Park — established central Lubbock, and a part of town where pricing rewards knowing the block, not just the zip code.

Lakeridge, Vintage Township and Kings Gate — South Lubbock's more established and newer-built pockets.

West Gate, Pheasant Run, Abbey Glen, Hatton Place and Windstone at Upland — areas I've listed and closed in recently.

Betenbough resales across South Lubbock — a particular focus of mine, and a market with its own pricing rhythm.

Outside the city — Wolfforth and the Harvest neighborhood, Shallowater, Idalou, Littlefield, Anton, Morton and Southland.

If your area isn't on this list, ask anyway. I'll tell you honestly if someone else knows it better.

How do you help buyers find the right home?

We start before we start looking. A conversation about what you actually need, what you'd like, and what you're comfortable spending. Knowing the difference between those three saves months of touring the wrong houses.

You see everything, not just my listings. I'll set up searches so new homes reach you early, and I'll flag ones worth a look before they get busy.

I tell you what I see. Part of my job is pointing out the foundation, the roof, the layout that won't work for you long term — even when it's a house you've already fallen for. You should hear the concerns from me, not from an inspector two weeks later.

When you're ready to offer, we go through the comparable sales together so you know what the home is actually worth, and we build an offer around your position — not a guess.

After that, I handle the moving parts. Inspections, deadlines, repair negotiations, contractors, and everything between contract and keys.

What's your approach to selling a home?

Pricing comes first, and it comes from evidence. I'll walk you through the comparable sales I'm using and explain how I read them. You'll see the same information I'm seeing, so the price is a decision we make together rather than a number I hand you.

Then we get the house ready. I'll tell you what's worth doing and, just as importantly, what isn't. Not every repair earns its money back. I can connect you with contractors I trust for the ones that do.

Photography and marketing are on me. Professional photos, the listing across the Multiple Listing Service and the major search sites, printed marketing and mailouts to the surrounding neighborhood, and signage. Those are part of the service, not line items.

You hear from me every Monday. A short update on showings, feedback, and what the market's done that week — whether or not there's good news. You shouldn't have to call and ask.

And if it isn't working, we talk about why. Sometimes that's price, sometimes it's condition, sometimes it's timing. I'd rather have the honest conversation early than let a listing go stale.

Five years in real estate, full time — 234 closings and $57.0 million in volume between September 2021 and August 2026, split roughly two to one between sellers and buyers. (Closed transaction record, September 2021 through August 2026.)

Resale of Betenbough homes is a specialty. I've sold more than 100 of them and served as the listing agent for their South Lubbock inventory, which means I know how those homes are built, how they hold up, and how they price against each other.

I own six rental properties here in Lubbock, including one with a short-term rental. Investment questions aren't theoretical for me.
