From there, I combine on-market properties with my agent, developer, investor, and local network to uncover opportunities that may not be widely marketed. I also help evaluate value, negotiate terms, identify potential issues, and think through resale and investment potential before you make an offer.

Every property needs its own strategy. I start with positioning — understanding the home, the likely buyer, the competition, and the price point that will generate the strongest response. From there, I build a marketing plan around professional presentation, digital and social media exposure, targeted outreach, my agent and buyer network, and the reach of Keller Williams.

My goal isn’t simply to put a property on the MLS. It’s to create demand, negotiate from a position of strength, and manage the transaction through closing while protecting my seller’s time, leverage, and bottom line.

I’m a third-generation Florida real estate professional and founder of Gasparilla Gulf Estates, affiliated with Keller Williams Tampa Central and KW Luxury. My experience spans luxury residential, waterfront properties, penthouses, land, new development, and investment real estate throughout Tampa Bay, Boca Grande, and Florida’s Gulf Coast.

I’ve represented clients in multimillion-dollar transactions across the region, including the buyer in the $5.5 million AQUA at Westshore Yacht Club penthouse sale. That experience gives me a perspective that goes beyond a traditional residential transaction — particularly when evaluating value, negotiating complex deals, and working with high-net-worth buyers, sellers, investors, and developers.
